We have a very simple charging structure:
For initial advice, we charge nothing. The initial advice starts with a telephone-based discussion with one of our expert mortgage advisors who will:
Then, the mortgage advisor will go and extensively research the whole of the mortgage market the find the best available mortgage deal to suit your circumstances. The advisor will then get back in touch with you on the same day, talk you through the mortgage offers available to you, and specifically detail their mortgage recommendation.
That’s our initial advice for which you pay absolutely nothing. We charge a fee for arranging your mortgage. The precise amount depends on your circumstances but will typically be £500. We will also be paid commission from the lender. If you accept our expert recommendation, our mortgage machine really kicks in to action. From that point forward, you sit back and allow us to make your mortgage happen for you:
Decision in Principle:
The first step is for us to secure a Decision in Principle certificate from the recommended lender. This really is a vital first step as with this Decision in Principle certificate you can prove to Estate Agents that you have a mortgage offer in principle – a crucial weapon in negotiating a better price for the house you wish to buy.
Application processing:
Not surprisingly, a mortgage application is quite a substantial document – if you have to this on your own, it can be quite difficult and daunting – but with The Good Mortgage Company experts, we guide you through the document, the paperwork and information you need to supply. We’ll then submit the application for you, and manage it through with the lender.
Solicitors and surveyors:
Then there is the need to deal with solicitors and surveyors to keep the process on track – again, we’ll chase all this along to make sure there are no delays in making your mortgage happen.
Offer and completion:
The final stage of the process is to get your mortgage offer and get the mortgage completed – we all know of horror stories friends and family have suffered at the final stage of the home buying process – with us on your side you have experts guiding you through this final stage, we know the pitfalls and how to avoid them so you can complete as quickly as possible
For your reassurance you will only pay our fee once the mortgage completes – so if for whatever reason the mortgage does not progress, you pay nothing.
What’s more, you are protected by our service guarantee which confirms the level of service you can expect from us to make your mortgage happen as quickly and smoothly as possible – if we fail against any of these guarantees – you will not pay our fee.
If you buy a life insurance policy through us, we charge you nothing. The insurance company will pay us a commission.
If for any reason you don’t like your policy the insurance company will ask for the commission back – this is why we make very sure that the recommendation we make is the right one, every time.
